How should we get the home ready before the shoot?

The quality of your photos, floor plan and 3D tour depends a lot on the preparation beforehand. The single most helpful thing you can do is move everything you don't need out of the rooms we'll be capturing, into the garage or any other space that won't be photographed. Beyond that, here's what helps most:

  • Throughout the home: clean the floors, windows and mirrors, test the lights and replace any burnt-out bulbs, and open the blinds. Clear away excess furniture and everyday clutter so each room feels open.
  • Kitchen: clear the counters of extra appliances, empty the sink and put dishes away, take out the garbage and tuck the bins out of sight. Taking items off the fridge door makes a big difference.
  • Bathrooms: clear the counters of personal items, clean the mirrors, glass, toilets and showers, hide the garbage bins and hang towels neatly.
  • Bedrooms: make the beds, put clothing, toys and valuables away, and take down family photos.
  • Outside: mow the lawn, tidy the gardens, and put away yard clutter, toys and hoses. Straighten the patio furniture and move vehicles out of the driveway if you can.
  • In winter: please keep the driveway, walkways and steps clear of snow and ice.
Do you stage the home or move furniture?

We're glad to make small finishing touches on the day, like adjusting lights, closing toilet seats or straightening towels. Larger staging and moving furniture aren't part of what we do on site, so to make the most of your appointment we ask that the home be ready when we arrive. Arranging furniture and tidying up are best finished beforehand, either by the homeowner or a stager. If something comes up on the day, let us know and we'll work with you where we can.

For the floor plan we do need to reach every wall, window and door, so please clear access to each room and leave interior doors open. If a room is empty, virtual staging can fill it in afterward.

Does someone need to be home? What about pets?

Not necessarily. Many listings are shot with a lockbox or with the realtor meeting us at the door. If the owners are home, it helps a lot if they can be out of the way, because the 3D tour captures the whole space and we work best with it to ourselves. Pets are best away from the home during the appointment, and please put away any signs of them, such as bowls, beds and litter boxes.

What's included in an iGUIDE package?

Every iGUIDE comes with an accurate floor plan, professional photos of the home and an interactive 3D tour. Aerial photos, listing video and virtual staging can be added to any job. See the iGUIDE page for the full list of tools your listing gets.

How much does it cost?

iGUIDE packages start at $250. The final price depends mainly on the size of the home and which add-ons you want. Send us the address and approximate square footage in the form above and we'll get back to you with a quote.

What if the weather is poor?

Interiors and floor plans aren't affected by the weather. Exterior and aerial photos look their best in good light, so if the forecast is bad we may suggest a different time for those, and we'll work it out with you.

Where do you work?

We cover the Comox Valley through to Campbell River. If your property is outside that area, ask us and we'll let you know what's possible.
